This basically prevents you from making offers to homes without your realtor or changing your mind and going with someone else. I am sure there are iterations to this agreement but in general, there should be enough trust that your realtor does not require this from you.
Best way to find one is word of mouth! What you need to look for in an agent are things like, do they require you to sign an exclusivity agreement or not? Will they give you any cash back at closing or not? How hard will they push to get this done on time?
There is a very good chance that your real estate agent works with a separate real estate broker and even use a transaction coordinator. For the most part you don’t really need to worry about any of this but just know that there are a lot of moving pieces that may be happening behind the scenes with your real estate agent.
